You need a multipronged approach to growth.&nbsp;</p><p>Organic, paid, social media, SEO, promotions&#8230;</p><p>And yes, cold calling.&nbsp;</p><p>It's a must for meeting and exceeding your sales goals.&nbsp;</p><p>Yes, it's true that only 3 percent of cold calls convert to sales.&nbsp;</p><p>But the same is true for social media marketing and you don't see businesses shutting down their LinkedIn or Instagram accounts.&nbsp;</p><p>So, if cold calling is a necessary evil, how do we make it less of a pain and more of a guilty pleasure? &#129300;</p><p>Let's break it down.</p><p>First, you need to understand the steps of cold calling.&nbsp;</p><p>Contacting.</p><p>Connecting.</p><p>Closing.</p><p>The three C's.&nbsp;</p><h3><strong>Number 1. Contacting.&nbsp;</strong></h3><p>It all starts with a call.&nbsp;</p><p>And someone answering it.&nbsp;</p><p>And not hanging up on you.</p><p>The best way to get them to not hang up on you is to research them first.&nbsp;</p><p>Identify the prospective customers who are most likely to benefit from your product or service. Focus on them.&nbsp;</p><p>Understand their needs and challenges.&nbsp;</p><p>Find out any incriminating evidence there is in case you need to blackmail them into closing.&nbsp;</p><p>That's a joke. Don't blackmail your prospects.&nbsp;</p><p>But have a joke or two ready to help lighten the mood. But don't overdo it.&nbsp;</p><p>Next, know your product.&nbsp;</p><p>Nothing is more of a B2B buzzkill than not knowing what you're selling. Familiarize yourself with it. Know its features and benefits.&nbsp;</p><p>Be prepared to succinctly describe how to solve a problem in 15 seconds.&nbsp;</p><p>It's also good to map out any major problems that might be addressed. You can't wing everything.&nbsp;</p><p>Last, plan a script.&nbsp;</p><p>Have a solid cold calling script ready to go. A well-crafted script helps you stay focused and articulate your message effectively.</p><p>Practice it until it sounds natural. Be confident.&nbsp;</p><p>Research shows a rehearsed script improves response rates by six times compared to average cold calls.&nbsp;</p><p>Recall that 3% conversion rate!</p><p>PRACTICE.</p><p>Now make that call. Or email. Or text. Or in-person conversations.&nbsp;</p><p>These rules are universal.</p><p>Begin with a strong opening line, something that grabs attention immediately.&nbsp;</p><p>A compelling opener is crucial. First impressions are king in cold calling</p><h3><strong>Number 2. Connect.</strong></h3><p>You want to engage with your prospect. Be friendly. Smile. Even if on the phone. It can help impact your voice and make you sound approachable.</p><p>Yes, this stuff is weird. But you're alone in your office. We both know you've done weirder stuff alone before.&nbsp;</p><p>Follow your introduction with open-ended questions to engage your prospect.&nbsp;</p><p>Here are some examples:</p><p>What motivated you to take this call with me?</p><p>What do you think about our offer so far?</p><p>What concerns do you have about making changes in this area?</p><p>And last, listen.</p><p>And I mean LISTEN.&nbsp;</p><p>Actively listen. Try to understand their needs so you can tailor your rebuttal accordingly.&nbsp;</p><h3><strong>Number 3. Closing.</strong></h3><p>This is the time for offering solutions and addressing objections.&nbsp;</p><p>Pay attention to cues from your prospect during the conversation. Take mental notes. Put a pin in it. You get the drift.&nbsp;</p><p>Use these insights to create and present relevant solutions.&nbsp;</p><p>Make a list of possible objections beforehand and think of rebuttals. Address your prospects concerns confidently, clearly, and compassionately.&nbsp;</p><p>Next, ask for the deal&nbsp;</p><p>Don&#8217;t get shy now. Ask for the next steps for closing the deal. Be proactive. Assertive behavior can significantly increase your chances of success. You miss every shot you don't make in life.&nbsp;</p><p>What's the worst they can say? No.&nbsp;</p><p>In that case it's onto the next. asked in college.</p><p>And the answer is <strong>ANYTHING</strong>!</p><p>Most people think psychology will lead you down the clinical path.</p><p>But psychology is the foundation for so many different jobs. Jobs including marketing, sales, and business.</p><p>To sell to people you need to really understand them.&nbsp;You need to <em><strong>get </strong></em>human nature.</p><p>Psychology teaches you that.</p><p>Psychology teaches you about how the brain works, right down to the neurotransmitter. </p><p>Psychology teaches you about how we process information, how our personality develops, how we develop throughout life, and how we relate to one another. </p><p>And all of these things are also fundamental to marketing. </p><h3><strong>Let's take a look...</strong></h3><p>When you think of branding, you think of all the things that create brand loyalty in customers. The emotions. The way certain colors activate certain neurotransmitters in the brain. The customer avatar. </p><p>That's psychology. All of it.</p><p>Heck, there's even research. </p><p>There are so many different intersections between psychology and marketing that academics have come up with the fusion discipline known as marketing psychology. </p><p>Let's look at four things in marketing psychology that are helpful to everyday marketing, sales, and business.</p><h3><strong>Number 1: Scarcity</strong></h3><p>Fear is a huge motivating factor for many people. Marketers use scarcity to create a feeling of urgency around a product.</p><p>And yes, it sounds horrible when you actually say it out load. But it's done to drive demand. And it does that.</p><p>Marketers promote scarcity through limited time offers, sales, and countdowns.</p><h3><strong>Number 2: Empathy</strong></h3><p>People have pain points.</p><p>Not being able to get a full night's sleep. Wanting to go to the gym. Breakups.</p><p>Consumers buy something because it will solve their problems and resolve their discomfort.</p><p>A sleep aide. A gym membership. A dating app.</p><p>Something that will make them feel better.</p><p>Marketers need to speak to that pain. We need to show the customer how this product will ease their pain.</p><p>We express empathy through personalization, storytelling, and social responsibility. Empathy builds trust between the customer and brand.</p><p>Clinical psychology teaches you to show empathy through techniques like unconditional positive regard.</p><p>This shows empathy by offering the client - or customer - validation. It lets them know you understand what they're feeling.</p><h3><strong>Number 3: Archetypes</strong></h3><p>There are different types of people out there. And there are different archetypes that represent them.</p><p>Different brands and products appeal to those specific types.</p><p>Some archetypes include the Sage, the Jester, the Lover, the Explorer, the Hero, the Everyman (or Everywoman).</p><p>We use archetypes to create a deeper connection between the brand and the customer.</p><p>The archetype represents the customer's values, dreams, and ambitions. </p><p>The brand becomes symbolic of that archetype and everything it represents. This helps create brand loyalty.</p><h3><strong>Number 4: Dopamine</strong></h3><p>Dopamine, the pleasure neurotransmitter. Or the Dirty D for short. </p><p>Certain things cause dopamine to flood the body and give us that rush feeling.</p><p>Filling you with pleasure. Making you want more.</p><p>But tread lightly&#8230;</p><p>Dopamine can cause addiction. Like with drugs. Or social media.</p><p>In marketing dopamine must be ethically sourced. We only want to use good dopamine.</p><p>It can create an emotional connection between the brand and customer.</p><p>Ways to do this include offering rewards and incentives like loyalty points. They give you enough of a dopamine jolt to come back for more.</p><p>Or by providing a little novelty, like an exclusive offer. A nice surprise that sparks the rewards center inside our heads.</p><p>Or social validation, like with a celebrity or influencer endorsing the product.</p><h4><strong>This is just the tip of the iceberg.</strong></h4><p>There are so many different ways psychology influences marketing. So many different psychological techniques we use to alter consumer buying habits. </p><p>Things like affirmations, defense mechanisms, color psychology.</p><p>And we&#8217;re going to explore them This includes tools like copywriting.</p><p>At first glance you might be questioning "why do I need to learn copywriting?"</p><p>Selling and writing have nothing in common.&nbsp;</p><p>You think of a writer, you envision a person sitting alone at a cafe, deep in thought and typing away on their laptop.</p><p>When you think of a salesperson, you see a gregarious person sitting at a table laughing, negotiating, and persuading the party across from them.</p><p>These almost seem like opposing forces. </p><p><strong>But the reality is a copywriter isn't a writer</strong>. </p><p>In the words of marketer Judith K. Charles "a copywriter is a salesperson behind a typewriter."</p><p>The copywriter does what you do as a real estate agent, but behind the scenes.&nbsp;</p><p>And in today's digital economy, learning how to sell with written word is not only beneficial to your business. It's necessary.</p><p>Real estate agents have been pulled into the world of digital marketing due to Facebook and LinkedIn. These are the places you go to find clients or network with other professionals.</p><p>The digital economy offers the realtors opportunities to connect with people they would have otherwise never met.</p><p>It also means learning new skills.</p><p>My former real estate agent recently messaged me about SEO. </p><p>It's becoming a common question for realtors. </p><p>Thanks to AI, it's easier for every business owner to become a marketer too.</p><p><strong><a href="https://chat.openai.com/">ChatGPT</a></strong> can help you write headlines. <strong><a href="https://www.midjourney.com/app/">Midjourney</a></strong> can design your graphics. <strong><a href="https://botpress.com/">Botpress</a></strong> can help you build your own personal chatbot (though ChatGPT and Midjourney are far easier to use for an AI newbie compared to Botpress).</p><p>It also helps to learn the fundamentals of copywriting and put them to use growing your business online.</p><p>So, let's get started on five digital marketing hacks you can include in your online sales game. </p><p>For these examples we&#8217;ll use real estate as the product, though these skills apply to any salesperson. </p><h3><strong>Number 1: Understand Your Target Audience</strong></h3><p>As a copywriter (even if it&#8217;s part-time), your job is to persuade the reader to buy the product you're selling. You do this first by helping them let their guard down. </p><p>Copywriting is personal, conversational.&nbsp;It feels like a conversation between two friends. </p><p>You joke with them, you empathize with them over their pain points, and you offer them a friendly solution to their problems.</p><p>The product you're selling.</p><p>To sell to them you first need to understand them. Tailor your copy to address their specific needs, desires, and interests. </p><p>Understand who would most likely be interested in your product.&nbsp;The customer avatar some would call it who would be looking for that style of house in that location. </p><p>Is it the type of house someone seeking adventure would want, aka a homestead in a rural area. If so, write for that type of personality.</p><p>If you're selling a loft in the city next to a nightclub, chances you're selling to an extrovert. </p><p>Speak to them when writing.</p><p>This is something you already know intuitively as a salesperson, giving you a leg up in the digital economy over other business owners.</p><h3><strong>Number 2: Create Compelling Hooks</strong></h3><p>The human attention span is getting shorter. This has been scientifically proven.</p><p>There&#8217;s so much content out there fighting for our attention at any given moment. </p><p>So many options you can choose from.</p><p> So many ads on Facebook, commercials on YouTube, news on X (formally known as Twitter).</p><p>This is why headlines are so important. The headline is what will grab a person&#8217;s attention and determines if they read on or move on.</p><p>You want to craft attention-grabbing headlines that spark curiosity and compel your reader to go further.</p><p>You want to use power words and emotional triggers to convey a sense of urgency and excitement for the property you&#8217;re promoting. </p><p>Words like captivating, impeccable, and pristine.</p><p>It&#8217;s important to remember that people buy based on emotion and then rationalize those decisions later. </p><p>Speak to their heart, let them know what they will feel when they buy your product. In this case a house.</p><p>ChatGPT is a helpful tool for crafting headlines. It can give you plenty of ideas to use or tweak to perfection. </p><p>That said, I wouldn&#8217;t use it to write everything. It&#8217;s not a skilled writer. It's content is generic and robotic.</p><p>Well-written copy is emotional.</p><p>ChatGPT does a bang-up job as a writing assistant. That's really what you want to use it for.</p><h3><strong>Number 3: Focus on the Benefits, Not the Features</strong></h3><p>When you&#8217;re talking about your product online (or offline), you want to focus on the benefits. Not the features.</p><p>Buyers are more interested in how a property will improve their lives rather than all the technical details.</p><p>True, who wouldn&#8217;t love a spacious kitchen with stainless steel appliances, quartz countertops, modern shaker cabinets, and an island. </p><p>But what people <em><strong>really</strong></em> love are the family gatherings they&#8217;ll have in that kitchen around the holidays, or the romantic evenings for two spent cooking together.</p><p>Tell the reader how your property's features will provide them with convenience, comfort, and the lifestyle they&#8217;re seeking.</p><p>Use vivid language that paints a picture in their mind. You always want to show, not tell.</p><p><strong>Example:</strong> A jacuzzi in the backyard is a feature. <em>A nice one at that.</em> </p><p>The luxurious retreat it offers a buyer after a long day is the benefit.</p><p>The feature is the thing. The benefit is the feeling.</p><h3><strong>Number 4: Use Storytelling</strong></h3><p>Storytelling. It&#8217;s a buzzword we hear a lot these days in digital marketing. And there&#8217;s a reason why.</p><p>Storytelling is a potent tool in copywriting. People remember stories. We relate to them and imagine ourselves in the role of the protagonist.</p><p>You want to include storytelling in your social media posts for your real estate business.</p><p>Share anecdotes about previous clients' success stories, tell your audience how you helped past customers find their dream homes or secure a great deal. Let them know how you can help them too.</p><p>An authentic narrative helps establish trust and credibility, making potential clients more likely to choose you as their real estate agent.</p><p>It also helps to incorporate social proof on your website and social media pages. Buyers aren&#8217;t going to trust you off-the-bat. But they are more likely to trust your past customers. This is why you include testimonials and reviews from past clients. Demonstrating your track record of success can set you apart from the competition.</p><h3><strong>Number 5: Call-to-Action (CTA)</strong></h3><p>And here&#8217;s the last and most important copywriting hack of all.</p><p>You need a strong CTA, or Call-to-Action. A CTA prompts your reader to take action. It&#8217;s what everything up until this point has been leading to. This is when your ability to persuade them will prove effective or not.</p><p>Your CTA must be clear, compelling, and easy to follow. Urge them to contact you for more information on the property, schedule a showing, or subscribe to your newsletter.
